What did Brent Sharp do for lenders and investors?
A lender or investor holding a mortgage, a foreclosure, or a portfolio of homes needs to know what each one would sell for, from someone with no reason to inflate it. That is the job Brent did on the Treasure Coast more than 12,000 times. Each assignment was a broker price opinion or property valuation: an inspection of the property inside and out, a comparable-market analysis, a condition assessment, notes on the repairs a buyer would price in, and a current or prospective value with the reasoning written down.

The same way a lender needed it priced: from evidence, not from hope or an algorithm. In plain English:
Start with the house, not the market
Size, lot, age, and condition, plus what has been updated and when: roof, air conditioning, windows, kitchen, baths. In lender work that meant walking the property inside and out. For a homeowner it starts with the address and a conversation about the house.
Find the sales a buyer would compare
Closed sales, not asking prices: similar homes, nearby, sold recently. A sale in a different kind of neighborhood is not a comparable, even when the square footage matches.
Adjust for every difference
Each comparable is adjusted to look like your home. If it had a newer roof, a pool, or water behind it and yours does not, its price comes down to match. The adjustments are written out so you can check them.
Check the competition
Active listings show what a buyer will see next to your home this week, at what price, and how long those homes have been sitting. They are context, not proof of value.
Land on one number and show the work
The comparables, the adjustments, the condition and repair notes, and one number with the reasoning behind it. The repair notes tell you what is worth fixing before you list and what is not.

Why does pricing experience matter in this market?
Because the first price is the one buyers judge. In August 2026, Port St. Lucie homes took a median 86 days to sell, and 35.5% of homes for sale had a price drop (Redfin). Across St. Lucie County, single-family sellers received a median 95.5% of their original list price (Florida Realtors). No. Brent Sharp is a licensed Florida real estate broker and valuation expert, not an appraiser. Appraisals are performed by state-licensed or state-certified appraisers, usually when a lender orders one for a mortgage. Florida law lets brokers give price opinions and says they may not be called appraisals (section 475.612, Florida Statutes). Brent's broker price opinions and the Sharp Number are broker valuations.
What is a broker price opinion?
A broker price opinion (BPO) is a home valuation prepared by a licensed real estate broker from comparable sales, the property's condition, and written reasoning.
