Port St. Lucie · Buyers

Buying a home in Port St. Lucie? Know the value, the monthly cost and your agent's pay before you offer.

A buyer's agent in Port St. Lucie should give you three things before you make an offer: what the home is likely worth from recent nearby sales, what it will really cost each month once the property taxes reset and insurance, HOA and any CDD fee are added, and a written agreement that says how the agent is paid. Resale homes under $300,000 do still sell here; in September 2026, 66 St. Lucie County single-family homes closed between $200,000 and $299,999.

Brent Sharp, broker and owner of Sharp Real Estate Group LLC, helps buyers with resale homes and new construction across Port St. Lucie, Tradition, St. Lucie West, Fort Pierce, Stuart and the rest of St. Lucie and Martin County, including buyers who live out of state. He has helped people buy and sell homes on the Treasure Coast for 26 years and has valued more than 12,000 homes, so every offer starts from the number. Call or text (772) 272-9571.

Buying a brand-new home instead? Many builders pay the buyer's agent only if the agent is registered before your first contact with the builder, so read how builder registration works before your first model visit.

How is a buyer's agent paid in Florida now?

Since August 17, 2024, buyers who work with an agent through the MLS sign a written agreement before touring a home, including a live virtual tour. The agreement states the agent's pay as an objective amount, says it is negotiable and not set by law, and the agent cannot collect more than it says from any source. This comes from the National Association of Realtors settlement and MLS rules, not from a Florida statute.

The pay itself can come four ways, set out in writing: you pay your agent directly, the seller agrees to pay your agent, the seller gives a credit at closing, or it becomes a term of your offer. On new construction, many builders pay the buyer's agent under their own broker policy. Brent explains which applies before you tour, so nothing surprises you at the offer.

What can you buy for under $300,000 in Port St. Lucie?

Mostly resale single-family homes and condos or townhouses. New single-family communities in western Port St. Lucie generally advertise starting prices in the $300,000s or higher, and a builder's starting price usually does not include the lot premium or options. Here is what the lower price ranges did in St. Lucie County in September 2026:

St. Lucie County single-family homes by price range, September 2026 (Florida Realtors)
Price rangeClosed salesFor sale at month endMedian days to contract
Under $200,000248351
$200,000 to $299,9996626246
$300,000 to $399,99914563943

Condos and townhouses in St. Lucie County sold for a median $300,000 from January to September 2026, down 3.2% from a year earlier, and more than half of those sales were paid in cash. In Fort Pierce, Redfin's three-month median for all home types was $279,867, on a small sample that moves a lot from month to month; read it next to the county's official $395,000 single-family median.

What to check on an older, lower-priced home:

  • The roof and the four-point inspection. Citizens Property Insurance requires a four-point inspection on homes more than 20 years old, and the insurance quote can decide whether the home works for you.
  • Septic or sewer. About 12,500 homes in the city's utility area were still on septic in August 2025. Connecting to city water and sewer costs $16,780 paid in full, or $138.83 a month for 10 years at 0%, in a city assessment area from October 1, 2026.
  • The flood zone. About 4.9% of St. Lucie County homes sit in a FEMA high-risk flood zone, where a federally backed mortgage requires flood insurance. Check the address on the FEMA Flood Map Service Center.
  • Leasing rules. If you may rent the home later, check the leasing limits even when there is no HOA. Our guide to buying a rental in Port St. Lucie covers them.

Why will your property taxes be higher than the seller's?

Florida's Save Our Homes cap limits how fast a homesteaded home's assessed value rises, 2.7% for 2026, and the cap resets to full just value on January 1 after a sale (s. 193.155). The seller's tax bill on a listing is the seller's, not yours. On a $400,000 Port St. Lucie home at 2026 proposed rates, the tax bill comes to about $8,500 a year with a homestead exemption and about $9,479 without one, before any CDD fee. To claim the exemption you must own the home and live in it as your permanent residence on January 1, and file with the property appraiser by March 1.

Moving from another Florida homestead? Up to $500,000 of your Save Our Homes benefit can move with you, from any Florida homestead in the prior 3 years, under the 2026 change to the portability law. Ask the property appraiser to confirm your numbers.

Tradition, St. Lucie West or Torino: what changes from one area to the next?

Prices, the fees on the tax bill and who provides the water. The fees matter as much as the price, because two homes at the same price can carry very different monthly costs.

Tradition$435,000 (112 median days on market)Tradition CDD operations and maintenance $439.51 to $967.80 a year per single-family home (2026 to 2027 proposed), plus bond debt on many parcels, for example $715.89 a year for the Series 2014 bondsCity of Port St. Lucie
St. Lucie West$317,000 (down 9.0% from a year earlier)St. Lucie West Services District, $206 per unit in 2026, $246 proposed for 2027St. Lucie West Services District, not the city
Torino$437,000Check the parcel's tax billCheck the address; septic and sewer vary

Southern Grove, a separate district in western Port St. Lucie, ran $645.74 to $933.26 a year all-in per single-family home for 2026 to 2027. The exact CDD charge for one home is on its tax bill at the county tax collector, so Brent pulls it before you offer. Many homes in Tradition and newer western communities are new construction; registration rules are on our new construction page.

Buying in Stuart or Martin County?

Martin County moved faster than St. Lucie in September 2026: a single-family median of $600,000, up 5.3% from a year earlier, 39 days to contract and 3.6 months of supply. Inside Stuart city limits the 2026 millage is 17.1323, against 15.41 to 15.66 in unincorporated Martin County, which is about $830 to $860 more a year on $500,000 of taxable value. And the county line does not follow the mailing address: Harbour Ridge, with a Palm City address, and Island Dunes on Hutchinson Island are in St. Lucie County, so their taxes and comparable sales are St. Lucie's.

Buying from out of state, or buying to rent?

Moving here from another state? Read moving to Port St. Lucie for the monthly costs, tours from a distance and the tax rules for new residents. Living outside the U.S.? Read buying while you live outside the U.S. for financing, FIRPTA and remote closing. If you plan to rent the home, read buying a rental property in Port St. Lucie first; leasing limits and the tax reset change the numbers. Selling a home here before you buy? Start with what to get in writing from a listing agent.

Questions buyers ask in Port St. Lucie

Do I need a buyer's agent to buy a home in Port St. Lucie?

No law requires one. A buyer's agent checks the value against recent sales, puts the true monthly cost in writing, handles inspections and disclosures, and negotiates the contract. Since August 2024 you sign a written agreement stating the agent's pay before touring.

Who pays the buyer's agent in Florida?

It depends on what is agreed in writing. You can pay your agent directly, the seller can agree to pay, the seller can give a credit at closing, or it can be a term of your offer. On new construction, many builders pay the buyer's agent if the agent is registered first.

Can I still find a house under $300,000 in Port St. Lucie?

Yes, mostly resale homes and condos. In September 2026, 66 St. Lucie County single-family homes closed between $200,000 and $299,999 and 262 were for sale, at a median 46 days to contract (Florida Realtors). New construction generally starts higher.

Why will my property taxes be higher than the seller's?

Because Florida's Save Our Homes cap resets to full just value on January 1 after a sale (section 193.155, Florida Statutes). On a $400,000 Port St. Lucie home at 2026 proposed rates, expect about $8,500 a year with homestead and about $9,479 without, before any CDD fee.

Do homes in Tradition pay CDD fees?

Many do. Tradition's community development districts proposed $439.51 to $967.80 a year per single-family home for operations and maintenance for 2026 to 2027, plus bond debt on many parcels. The exact amount for one home is on its county tax bill.

Does Brent Sharp help buyers in Stuart and Martin County?

Yes. Sharp Real Estate Group LLC helps buyers across St. Lucie and Martin County, including Stuart, Palm City, Jensen Beach, Port Salerno and Hobe Sound. Call or text (772) 272-9571.
