Why banks called Brent

Trusted by lenders. Backed by experience.

Sharp Real Estate Group LLC is a licensed Florida real estate brokerage based in Port St. Lucie, serving St. Lucie and Martin County on Florida's Treasure Coast: home valuations, selling, buying, new construction, and 55 and older communities.

It is run by broker Brent Sharp, 26 years in residential real estate. Mortgage lenders, loan servicers, investors, and asset managers hired him to complete 12,000+ broker price opinions and property valuations across the Treasure Coast: houses, condos, townhomes, and land, inspected inside and out, with a number he had to defend.

That work included extensive valuation for Kondaur Capital, and he is a Clear Capital provider and Clear Market Expert (CME). Today the same standard prices every home we represent.

Every number was checked by the lender or investor who ordered it.

A Word From Brent

Why I start with the number.

For 26 years, when a lender needed to know what a home on the Treasure Coast would actually sell for, they didn't ask an algorithm, and they didn't ask an agent who wanted the listing. They sent me. I walked the property, pulled the sales that mattered, and put my name on a number that had to hold up. More than 12,000 times.

That is the standard I bring to your kitchen table. Your home has a real number. I would rather you hear it before you list than learn it the hard way, 86 days and one price cut later.

What you actually get

The same valuation banks required. Prepared for you, free.

"Free home valuation" usually means a form that feeds you a Zestimate. This is not that. Brent personally prepares each one, the way the banks required it:

01

The real number

What your home sells for in today's market, backed by comparables Brent can defend.

02

The reasoning

Which recent sales matter, which don't, and why.

03

The upside scenario

What the right preparation could add, and how the marketing machine gets enough buyers competing to reach the top of the range.

04

The honest timeline

What pricing at, above, or below the number does to your days on market.

The Sharp Number is a free professional home valuation prepared personally by Brent Sharp, built on the same broker price opinion standard banks and lenders required across more than 12,000 valuations. It is not an automated estimate, and requesting one carries no obligation to list.

About the 12,000+ valuations: broker price opinions and property valuations performed for mortgage lenders, loan servicers, investors, and asset managers across the Treasure Coast over 26 years. Documentation available on request.

Selling Your Home

In a market where the median home sits 86 days and more than 1 in 3 listings cut their price, the first price decides everything. We price it right the first time, then put our in-house marketing machine behind it, so your home sells instead of sitting.

Listing expired, or sat for months? Get the second opinion before you relist. It starts with why the first price didn't hold, and it's free.

Why this matters

The banks never accepted a Zestimate. Neither should you.

Zillow's own published median miss on an off-market home is 7.2%. On a $400,000 home, that is about $29,000 of your equity. Homes that open wrong sit, take public price cuts, and go stale.

In-House Marketing

PRICE SELLS HOMES.

Half of sellers believe it. They are right. More than 1 in 3 listings here dropped their price in August, and the median home sits 86 days, usually because the number started wrong. No amount of photography fixes a wrong price.

Our answer: The Sharp Number. The valuation standard banks required of Brent, 12,000 times over.

See how we price

MARKETING SELLS HOMES.

The other half believe this. They are right too. A buyer cannot compete for a home they never saw. Exposure creates competition, and competition is what pushes a sale toward the top of its range.

Our answer: the machine below. Film, ads, and follow-up that most brokerages rent out, done in-house.

See the machine

BOTH CAMPS ARE RIGHT. SO WE BUILT BOTH.

Price decides whether your home sells. Marketing decides how many buyers compete for it, and how fast. One without the other leaves money on the table. Under this roof the same family does both: the father prices it the way banks demanded, the son markets it the way it deserves.

Straight talk

Who this is for, and who it isn't for.

The Sharp Number is for

  • ✓Homeowners in St. Lucie or Martin County who want the real number before they decide anything.
  • ✓Sellers whose listing expired or sat, and who want to know why before they relist.
  • ✓Owners 6 to 18 months out who only want to spend on improvements that add value on their street.
  • ✓Buyers, resale or new construction, who want to know what a home is worth before they sign.

It isn't for

  • ×Anyone who wants a broker to agree with a number the comparable sales don't support.
  • ×"Test the market high and cut later." In Port St. Lucie, where the median home already sits 86 days, that plan usually ends in a public price cut.
  • ×Anyone expecting a Zestimate with a broker's signature on it. The number comes from the property and the sales around it, not from what anyone hopes it is.

Straight answers

What homeowners ask before they call.

Why is the valuation free? What's the catch?

The Sharp Real Estate Group valuation is free because it is how broker Brent Sharp starts every client relationship: with the number, not a pitch. Some people who get their valuation list with him now, some list a year later, some just want to know where they stand. There is no obligation to list, ever, and the valuation is yours to keep either way. Both text message boxes on the form are optional: the first covers texts about your valuation, the second adds occasional market updates.

How is this different from a Zestimate or the number another agent gave me?

Zillow's Zestimate is an algorithm's average, and Zillow has never seen your kitchen, your roof, or your street. A typical agent CMA is often built in 30 minutes to win your listing, which is why so many homes open overpriced and sit. Brent's valuation is different by construction: it had to hold up to lender and investor review 12,000+ times. Documented comparables, documented reasoning, a number that meets reality when the home actually sells.

How accurate is a Zestimate on the Treasure Coast?

Zestimates are automated estimates, and Zillow's own published accuracy data puts the median error for homes not on the market at 7.2 percent (refreshed October 2, 2026). On a $400,000 Treasure Coast home, a miss that size is about $29,000, and half of all misses are larger than that. No algorithm has seen the home's condition, street, or renovations, which is why banks required an on-site professional valuation instead.

What is a broker price opinion (BPO)?

A broker price opinion (BPO) is a professional home valuation prepared by a licensed real estate broker: the format mortgage lenders, loan servicers, and asset managers hired Brent Sharp to produce more than 12,000 times across St. Lucie and Martin County. Unlike an automated estimate, a BPO is built from documented comparable sales, documented property condition, and documented reasoning. It is the standard behind every Sharp Number valuation.

I'm not selling for a year or more. Is it too early?

Twelve months out is actually the best time to get your number. The upside scenario in the valuation tells you which improvements are worth making before you list, and which are money down the drain on your street. And the monthly TC Pricing Report keeps your number current until you're ready. No one will rush you; the whole point of knowing your number early is that you decide on your timeline.

Will I get spammed or hounded after I submit the form?

No: Brent Sharp personally handles every valuation request, usually within 5 minutes during business hours. Your information is never sold or shared, texting only happens if you check a text message box, and STOP always means stop. One broker, one conversation, your call from there.

Do you work with buyers, or only sellers?

Sharp Real Estate Group works with both sellers and buyers, and the pricing standard matters just as much on the buy side. Before you offer on a resale or sign with a builder, you'll know what the property is actually worth, what the builder's base price really includes, and where the negotiating room is. If you're considering new construction, talk to Brent before your first model-home visit. Builder registration rules can affect your representation options from the first walk-in.

Who is Brent Sharp?

Brent Sharp is a licensed Florida real estate broker with 26 years in residential brokerage, property valuation, and market analysis on the Treasure Coast. Mortgage lenders, loan servicers, institutional investors, asset management companies, and REO and default-management firms hired him to complete more than 12,000 broker price opinions and property valuations: single-family homes, condos, townhomes, and vacant land, inspected inside and out, with the comparable sales, condition and repair notes, and reasoning behind every number. He performed extensive residential valuation work for Kondaur Capital and is a Clear Capital provider and Clear Market Expert (CME). Today he is broker and owner of Sharp Real Estate Group LLC, bringing that valuation standard to homeowners, buyers, and investors directly. Documentation of the valuation work is available on request. Ask him about it on the first call.

My listing expired. What happens now?

First, nothing happens to you: no pressure, and no relist pitch on the first call. Brent reads the listing the way a lender reads a file that didn't close: the opening price against the sales that were available that month, the cuts, the days on market, and what buyers saw. Usually the answer is the number, not the photos. You get that read in writing, free, and you decide whether to relist, wait, or sell. If you're talking to your old agent again, ask one question first: did the price change, or just the photos?

Should I wait for the market to improve?

Nobody can promise what next spring does, and Brent won't. What you can do today is know the number, so waiting becomes a decision you make with data instead of a hope. Waiting has a cost too: every month you carry the mortgage, taxes, insurance, and HOA on a home you have already decided to sell. Get the Sharp Number now, keep it current with the monthly TC Pricing Report, and move when the number and your timeline agree.

What does it cost to sell with Sharp Real Estate Group?

Real estate commissions are not set by law and are fully negotiable. Brent explains his listing fee and the buyer-broker compensation choice in writing, in plain language, before you sign anything, so there are no surprises on the settlement statement. The valuation itself is free whether or not you ever list with him.

I have a friend or relative with a license. Why call you?

Use them if you want. Get the number here first anyway. A friend can do you a favor; only an independent valuation gives you a number that has no reason to flatter you. It's free, it's yours to keep, and it's the second opinion you'll want before you sign a listing agreement with anyone, including Brent.

Can't I just sell it myself?

You can, and some people do. Most for-sale-by-owner listings that fail, fail on price, the same way expired listings do. If you're going that route, get the Sharp Number first, no charge, so you open at a number the market will respect. Brent will tell you honestly whether your home is a good candidate to sell on your own, and what it would take.
