Can you rent out a house you buy in Port St. Lucie?
Often, but not always, and the answer can differ on two houses on the same street. Leasing limits show up even on homes with no HOA, so check every home on its own. Here is where the rules live:
| Source | What it can say | How to check |
|---|---|---|
| The listing | Leasing permitted or not, minimum lease length, leases allowed per year | Brent reads the lease fields on every home before you tour |
| HOA documents | Minimum lease terms, caps on leases, approval of tenants by the association, bans on stays under 30 days | The HOA disclosure summary and governing documents; you can cancel within 3 days of receiving the summary if you got it after signing (s. 720.401) |
| Condo documents | The same limits, often stricter | Resale documents; you have 7 days, not counting weekends and holidays, to cancel after you receive them (s. 718.503) |
| City or county code | Registration and local rules for short-term rentals | The current code for the exact address, city or unincorporated county |
| State law | Vacation rental licensing and taxes for stays under 30 days | Florida Department of Business and Professional Regulation and Department of Revenue |
Can you run a vacation rental in Port St. Lucie?
State law limits what a city or county can do: under section 509.032(7)(b), Florida Statutes, a local government may not ban vacation rentals or regulate how long or how often they are rented, unless the rule was adopted on or before June 1, 2011. Associations are not covered by that limit, so HOA and condo rules can still prohibit short stays. A vacation rental needs a license from the state's Division of Hotels and Restaurants, and the owner collects state sales tax and the county's tourist development tax on each stay.
Check in this order before you buy: the association documents, then the city or county's current registration rules for that address, then the state license and taxes. A home that cannot legally rent the way your numbers assume is not the deal it looks like.
What does a rental cost to own in Port St. Lucie each year?
Start with the costs that do not change with the tenant, because the seller's numbers will not be yours. A rental is not a homestead, so there is no homestead exemption and no Save Our Homes cap, and the assessed value resets to full value after you buy.
| Cost | What to expect | Source |
|---|---|---|
| Property taxes | About $9,479 on a $400,000 home in the city at 2026 proposed rates, before any CDD; then limited to 10% a year in assessment increases on non-school taxes | St. Lucie County rates; ss. 193.1554 and 193.1555 |
| City lines on the tax bill | Port St. Lucie solid waste $482.16 and stormwater $195 a year | City of Port St. Lucie, 2026 |
| CDD and HOA | Billed whether or not you live there. Tradition's districts proposed $439.51 to $967.80 a year for operations, plus bond debt on many parcels | District budgets; the home's tax bill |
| Insurance | Citizens' 2026 average dwelling policy in St. Lucie County is $2,461; quotes depend on the roof, wind mitigation and flood zone | Citizens Property Insurance |
| Flood coverage | From January 1, 2027, Citizens requires flood coverage on its personal residential policies that include wind; ask whether your dwelling policy is covered by that rule | Citizens Property Insurance |
| Septic to sewer | If the home is on septic in a city assessment area: $16,780 paid in full, or $138.83 a month for 10 years at 0%, from October 1, 2026 | City of Port St. Lucie Utility Systems |
As a landlord in Florida you also give tenants a flood disclosure before any lease of one year or longer, under a law in effect since October 1, 2025 (s. 83.512). Area fees for St. Lucie West and Tradition are compared in our buyer's guide, along with what sells for under $300,000 in the lower price ranges.
What should you check on the house itself?
- Roof age and the four-point inspection. Citizens requires a four-point inspection on homes more than 20 years old, and an older roof can raise the premium or limit who will insure the home.
- Flood zone. About 4.9% of St. Lucie County homes are in a FEMA high-risk flood zone. Check the address on the FEMA Flood Map Service Center before you count the insurance.
- Septic or sewer, and whether a conversion is planned for the street.
- New construction to rent. A brand-new home can still carry leasing limits in its community documents, and many builders pay the buyer's agent only if the agent is registered first. Read how builder registration works before your first model visit.
- Open permits. A new owner can close a prior owner's open permit (s. 553.79), but it costs time, so search the city's permit records first.
- The price. Brent's Sharp Number on the home, from 3 closed sales and 3 active listings, so the purchase price holds up whether you rent it for ten years or sell it in two. A broker's opinion of value, not an appraisal.
How much rent will a Port St. Lucie home bring?
This page does not give a rent figure, on purpose. Rents vary by street, size, condition and lease length, and one number would mislead. Get recent lease data for homes like the one you are considering, then run it against the full owner-cost table above, not the seller's tax bill. If the numbers only work with a short-term rental, confirm that the association, the local code and the state license all allow it first.
What should you know now about selling it later?
A home you rent out is taxed as an investment when you sell. The home-sale exclusion of $250,000, or $500,000 for a married couple, applies only if you owned the home and lived in it for 2 of the 5 years before the sale. Investors often ask about a 1031 exchange into another investment property, which has strict deadlines. If you live outside the U.S., FIRPTA withholding can apply when you sell; our guide for buyers who live outside the U.S. explains it. Plan all of it with a CPA before you buy.

Questions investors ask about Port St. Lucie rentals
Can I Airbnb my house in Port St. Lucie?
Check three things in order: the HOA or condo documents, which can ban stays under 30 days; the city or county's current registration rules for that address; and the state vacation rental license and taxes. Florida law limits local bans on vacation rentals, but not association rules.
How do I know if a Port St. Lucie home allows leasing?
Read the listing's lease fields and the association's documents before you offer. Limits such as a minimum lease length or a cap on leases per year can apply even to homes with no HOA, so check each home on its own.
What are the property taxes on a rental in Port St. Lucie?
A rental gets no homestead exemption. On a $400,000 home in the city at 2026 proposed rates, the bill is about $9,479 a year before any CDD fee. After you buy, assessment increases on non-school taxes are limited to 10% a year.
How much does insurance cost on a rental in St. Lucie County?
Citizens Property Insurance's 2026 average dwelling policy in St. Lucie County is $2,461. Your quote depends on the roof, wind mitigation features and flood zone, so get it on the exact address during your inspection period.
Do Florida landlords have to disclose flood history?
Yes, for leases of one year or longer. Since October 1, 2025, Florida landlords give tenants a flood disclosure before the lease is signed (section 83.512, Florida Statutes).
