Port St. Lucie · Moving here

Moving to Port St. Lucie from another state? The pros, the cons and the costs that change first.

The biggest pros of owning a home in Port St. Lucie are Florida's homestead protections with no state income tax, a wide choice of newer homes, and prices that have held near $395,000 for more than a year. The biggest cons are costs that don't show on the listing: CDD and HOA fees in the newer areas, insurance that depends on the home's build year and roof, and flood and hurricane exposure you have to check address by address.

Brent Sharp, broker and owner of Sharp Real Estate Group LLC, helps people moving here from New York, the Washington area, Boston, Chicago, California and the rest of the country buy resale and new homes across Port St. Lucie, Tradition, St. Lucie West and Martin County, often before they move. He has helped people buy and sell homes on the Treasure Coast for 26 years and has valued more than 12,000 homes, so the numbers on this page are the ones he checks first. More than the mortgage, and the listing will not show most of it. The seller's tax bill is the seller's: yours resets after you buy. Here is what to add before you pick a price range:

Put these next to the price of every home you look at, so you can weigh a difference in price against a difference in yearly fees. Area-by-area fees are in our buyer's guide.

What changes for your taxes when you move here from another state?

Your first Florida home starts at full value. Florida's Save Our Homes cap, 2.7% for 2026, limits how fast a homesteaded home's assessed value rises, but only after you qualify: you must own the home and live in it as your permanent residence on January 1, and file with the property appraiser by March 1. Portability, which moves up to $500,000 of Save Our Homes savings to a new home, works only from a previous Florida homestead, so a home in another state has none to bring.

Moving up from somewhere else in Florida instead? Since July 1, 2026, the savings can come from any Florida homestead you had in the prior 3 years. Ask the property appraiser to confirm your numbers before you set a budget.

Can you buy a Port St. Lucie home before you move?

Yes. Sign a written buyer agreement, tour in person or by live video, have the inspections done while you are away, and close remotely through a Florida title company or attorney. Brent puts the homes for each tour on a private online page with the facts for each one. If new construction is on your list, call before you fill out any builder form: many builders pay the buyer's agent only if the agent is registered before your first contact.
