How do you compare as-is, repaired and cash in Port St. Lucie?
Start from the same house and the same closed sales, then change one thing at a time. Cash is a real buyer pool here: 27.6% of St. Lucie County single-family sales in September 2026 closed without a mortgage. The question is never whether a cash offer is good in general, only whether it beats the other two for your house.
| Path | What sets the price | What it costs you | What to watch |
|---|---|---|---|
| Cash offer, as-is | The buyer's own repair estimate and profit | Usually no repairs, showings or listing fee; your closing costs depend on the contract | Inspection period, deposit, and whether the contract can be assigned to someone else |
| List as-is | Closed sales of homes in similar condition | Listing fee, deed stamps, title policy, time on market | Roof age and insurability, which decide how many buyers can close |
| Fix, then list | Closed sales of updated homes nearby | The repairs, the months they take, plus the listing costs | Whether updated homes on your street actually sold for more than the repairs cost |
Brent's version of this table uses your house and real numbers: the as-is value and the after-repairs value, each from 3 closed sales and 3 active listings, with the cash offer beside them. If cash wins, take the cash.
Which repairs pay for themselves before you sell?
The ones a buyer's insurer and lender care about come first, then the ones that move your home into a better set of comparable sales. In Port St. Lucie that usually means:
- The roof. Citizens Property Insurance requires a four-point inspection on homes more than 20 years old, and shingle roofs past 25 years must show at least five years of remaining life. Florida law bars insurers from refusing a policy solely because a roof is under 15 years old (s. 627.7011). A buyer who cannot insure the house cannot close, so sellers who offer a roof credit sometimes end up replacing the roof anyway.
- Septic or sewer. If the house is on septic in a city assessment area, connecting to water and sewer costs $16,780 paid in full, or $138.83 a month for 10 years at 0%, from October 1, 2026. Buyers price that in, so know the status and disclose it.
- Small jobs. Since July 1, 2026, single-family work under $7,500 can be exempt from a permit, except electrical, plumbing, structural, mechanical, gas or flood-zone work (HB 803). Open permits from past work can still be closed by a new owner (s. 553.79), but they slow a sale, so find them early.
- Cosmetic updates. Paint, flooring and lighting pay only where updated homes nearby sold for more. Brent checks the sales on your street before you spend.

What should you check before signing with a cash buyer?
Who is actually buying
A wholesaler puts a home under contract and then sells the contract to another buyer. Read whether your contract can be assigned, and ask for proof of funds from the buyer named on it.
How the deposit and inspection period work
Know how many days the buyer has to walk away, and whether the deposit is refundable during that time.
What you net, not the headline
Compare the offer against what listing would likely net after the fee, closing costs, repairs and months of carrying costs. A lower cash number can still win; so can a listing.
The closing date, in writing
Speed is the reason to take cash, so the date belongs in the contract, not only in the conversation.
Have a Florida real estate attorney read any contract you are unsure about. This is general information, not legal advice.
Do you still have to disclose problems if you sell as-is?
Yes. Florida sellers must disclose known facts that materially affect a home's value and are not readily observable, and an as-is contract does not remove that duty (Johnson v. Davis, Florida Supreme Court, 1985). Florida also requires every seller to give a flood disclosure at or before contract: known flooding that damaged the home during your ownership, any flood insurance claim, and any flood assistance received from any source, including FEMA (s. 689.302). As-is means the buyer takes the house without repairs from you, not without the facts.

Questions sellers ask about as-is sales and cash offers
Should I sell my house as-is in Port St. Lucie?
Sometimes. Compare what you would walk away with as-is, after repairs, and from any cash offer, after costs and time. Fix only what returns more than it costs on your street. Brent Sharp puts the as-is and after-repairs values in writing, free; call Sharp Real Estate Group LLC at (772) 272-9571.
Is a cash offer always lower than listing?
Not always, and the price is not the whole answer. A cash offer can win once you count repairs, months of carrying costs and the risk of a buyer who cannot get insurance. Compare it against the likely net from listing, not the list price.
What is a real estate wholesaler?
A wholesaler puts a home under contract and then sells that contract to another buyer before closing. Before you sign with any cash buyer, read whether the contract can be assigned and ask for proof of funds from the buyer named on it.
Does selling as-is mean I don't have to disclose problems?
No. Florida sellers must disclose known facts that materially affect value and are not readily observable, even in an as-is sale, and every seller gives the flood disclosure required by section 689.302, Florida Statutes.
Should I replace the roof before selling or offer a credit?
It depends on whether buyers can insure the house as it is. Citizens requires a four-point inspection on homes more than 20 years old, and older roofs must show remaining life. If buyers cannot get insurance, a credit may not save the sale.
Is Sharp Real Estate Group a cash buyer?
No. Sharp Real Estate Group LLC is a licensed Florida real estate brokerage. Brent Sharp gives you the as-is and after-repairs numbers so you can judge any cash offer you receive, with no obligation to list.
