What does the TC Pricing Report measure?

Each issue also carries a city snapshot for Port St. Lucie, Stuart, Fort Pierce, Palm City and Jensen Beach (median sale price, median days on market, share of homes with price drops, sale-to-list ratio) and the latest 30-year mortgage rate.
Where do the numbers come from?
- County figures: Florida Realtors' monthly market detail reports for St. Lucie County and Martin County, single-family and townhouse/condo, compiled from MLS feeds on the 10th day of the following month and published by Miami Realtors. All-residential totals come from Miami Realtors' monthly county news releases.
- City snapshots: Redfin's city housing market pages, which cover three months and combine all home types.
- Mortgage rates: Freddie Mac's Primary Mortgage Market Survey, published every Thursday.
Method. We do not estimate or model any figure. We report the source's number, link it, and date it. When we show arithmetic (for example, what 95.5% of an original asking price means in dollars), the inputs are shown. Brent's interpretation is labeled as his read, not presented as data. Redfin's three-month city figures and the county's one-month closed sales measure different things and are never mixed in one calculation. If a source revises a number after release, the issue is updated and shows a new "Last updated" date.
How often is the report updated?
Once a month. Official figures for a month are released in the middle of the following month: August 2026 figures came out September 16, 2026, and September figures are scheduled for October 16, 2026, per the Miami Realtors release schedule. Every issue states which month its data covers, and this page always shows the latest.

What is the TC Pricing Report?
A free monthly report from Sharp Real Estate Group LLC on what homes sold for in St. Lucie and Martin counties, written by broker Brent Sharp. Each issue covers closed sales, median prices, days to contract, inventory and cash share, with every number dated and linked to its source.
Where do the numbers come from?
County figures come from Florida Realtors' monthly market detail reports for St. Lucie and Martin counties, built from MLS data and published by Miami Realtors. City snapshots come from Redfin's housing market pages, and mortgage rates come from Freddie Mac's weekly Primary Mortgage Market Survey.
How often is the report updated?
Once a month. Official county figures are released in the middle of the following month (August 2026 figures came out September 16, 2026), and each issue states which month its data covers.
Why don't your numbers match Zillow or Redfin?
They measure different things. Our county tables use official closed sales for one calendar month. Redfin's city figures cover three months and combine all home types, and Zillow's home values are model estimates rather than closed sales.
Does the report cover my neighborhood or 55 and older community?
The official reports stop at the county level, and no public source we use breaks out 55 and older communities. For a single home, the closest read is recent closed sales inside your own community, which is what Brent's Sharp Number valuation is built on.
