Port St. Lucie and Treasure Coast housing market: October 2026 report

In August 2026, the St. Lucie County median single-family sale price was $402,500 (+0.6% year over year) on 444 closed sales (-6.5%), and the Martin County median was $656,900 (+12.8%) on 181 closed sales (-11.3%), according to Florida Realtors data published by Miami Realtors on September 16, 2026. Homes went under contract faster than a year earlier in both counties, a median 54 days in St. Lucie and 56 in Martin, while Freddie Mac's 30-year fixed rate averaged 7.40% as of October 8, 2026, up from 6.30% a year earlier.

Fewer sales and far fewer listings. All residential types combined: 242 closed sales (-14.5%) and 1,136 active listings at month end (-20.9%).

Where are mortgage rates right now?

Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at an average 7.40% for the week of October 8, 2026, up from 7.28% a week earlier and 6.30% a year earlier. In June and July 2026 the weekly average ran between 6.43% and 6.66%.

Our read: what do the closed sales say?

Our opinion, built on the numbers above. Not a forecast.

We price homes from closed sales, because a closed sale is the one number a buyer, a lender and a seller all signed.

St. Lucie County is flat on price and wider on choice. The single-family median moved $2,500 in a year. New listings rose 10.5% while closings fell 6.5%, so every buyer had more homes to compare. The homes that sell are priced from the last few closings on their street, not from the asking prices around them.

Martin County's 12.8% is not a 12.8% raise for every house. In the same month the average sale price fell 14.3%, and single-family sales between $500,000 and $599,999 fell 52.9%. When the middle of the market thins out, the median can jump without homes gaining that much in value. We would not quote that number to a Martin County owner as their appreciation. Redfin's Stuart figure, up 40.8%, is the same effect in a smaller pool.

The first price still costs money. In St. Lucie the typical single-family home closed at 95.5% of its original asking price. On a home first listed at $400,000, that is $382,000, an $18,000 gap. A house priced right the first time skips most of that gap.

Rates are the number to watch. With a median 54 days to contract and 96 to closing, most August closings went under contract in June and July, at rates in the mid 6% range. On October 8 the 30-year averaged 7.40%. The closings that reflect today's rate will show up over the next few reports. We're not going to guess what they show. When the official numbers land, you'll see them here.

What does this mean for you?

If you're selling

  • Price from closed sales, not from nearby listings. In St. Lucie, 640 single-family homes listed in August and 444 closed. Buyers compare every listing in your price band.
  • In Martin County, a well-priced house meets thinner competition: 3.4 months of single-family supply and a median 56 days to contract, down from 77.
  • Condos need a sharper number. St. Lucie condo and townhouse supply is 7.6 months, and the median condo sold at 93.7% of its original price (90.8% in Martin).

If you're buying

  • St. Lucie gives you room to compare: 2,270 single-family homes for sale at the end of August, 4.9 months of supply. On a home that has sat, ask for its original price and days on market before you offer.
  • Run the payment at today's rate. On a $320,000 loan (20% down on $400,000), principal and interest come to about $2,216 a month at 7.40%, versus about $1,981 at 6.30%. Arithmetic, not a quote: ask a lender for one in writing.
  • Buying new construction? Many builders pay the buyer's agent only if that agent is registered before your first contact: web form, call, VIP list or solo model visit. Call us before your first visit.

If you own or are buying in a 55 and older community

  • The county reports do not separate 55 and older communities. For an attached home (condo, townhouse or attached villa), the condo and townhouse columns are the closer read; for a detached home, use single-family.
  • Your closest comparisons are closed sales inside your own community, then nearby communities with the same age requirement, similar HOA fees and similar amenities. A resale can also compete with new construction nearby, so price against both.
  • Buying in a new 55 and older community? Register your agent before the first builder visit, call or web form.

How is this report built?

  • County figures: Florida Realtors monthly reports built from MLS data and published by Miami Realtors. Days to contract run from listing date to contract date for homes that closed that month; percent of original list price compares the sale price with the first asking price.
  • City figures: Redfin, three months, all home types, measured its own way. Don't mix them with county figures.
  • Rates: Freddie Mac's weekly 30-year fixed average.

What is the median home price in Port St. Lucie right now?

Redfin puts the Port St. Lucie median sale price at $405,000 for the three months ending August 2026, up 0.7%, across all home types. The official St. Lucie County single-family median for August 2026 was $402,500 (Florida Realtors, released September 16, 2026).

Are home prices falling in St. Lucie County?

Not countywide as of August 2026. The single-family median was $402,500, up 0.6% from a year earlier, and the condo and townhouse median was $320,000, up 7.2%. Fort Pierce was the exception: Redfin shows its median down 11.1% for the three months ending August 2026.

Why did Martin County's median price rise 12.8%?

Partly because of which homes sold. In August 2026 the single-family median rose 12.8% to $656,900, but the average sale price fell 14.3% and sales between $500,000 and $599,999 fell 52.9%. When fewer homes sell in the middle, the median moves even if individual homes did not gain that much.

How long does it take to sell a house on the Treasure Coast?

In August 2026 the median single-family home went under contract in 54 days in St. Lucie County and 56 in Martin County, and closed 96 and 92 days after listing. Condos and townhouses took a median 82 days to contract in St. Lucie and 84 in Martin.

Is the Treasure Coast a buyer's market or a seller's market?

It depends on the county and the type of home. In August 2026 St. Lucie County had 4.9 months of single-family supply and 7.6 of condo supply; Martin County had 3.4 and 5.5. Fewer months means less competition for sellers; more months gives buyers room to compare.
